Real Estate Transaction Attorney Cicero: What One Does, How a Sale Closes, and Who Can Help
Real estate transaction attorney Cicero, Illinois: Chris J. Aiello, P.C. takes a home sale from contract to recorded deed, including the Town of Cicero’s own inspection and transfer stamp steps.
What does a real estate transaction attorney do in Cicero?
The attorney reviews the contract and the title and sees the deed recorded. Cicero adds two requirements to a sale by deed: real estate transfer stamps, and for most sales a Certificate of Compliance showing the property meets the Town’s building codes and ordinances.
How does a Cicero sale close?
- Order the compliance inspection. A Town Building Inspector inspects the property and the owner gets a checklist of items to correct before the certificate issues. A seller can instead sell as-is under a Town repair agreement, and the buyer finishes the corrections.
- Buy the transfer stamps. The Town’s rate is $10 per $1,000. The Town asks for the original deed, a final paid water bill, buyer affidavits signed and notarized by every purchaser, and the certificate or an approved repair agreement.
- Record the deed. The deed is recorded with the Cook County Clerk’s Recordings Division, which maintains the county’s land records.
Why use a Cicero real estate transaction attorney?
- The contract is read with the Town's compliance and stamp rules in mind.
- The inspection, water bill and affidavits are lined up before the closing date.
- A family transfer, such as adding a spouse to a deed, follows the Town's exempt-transaction route, and it still needs transfer stamps.
